Worth knowing

Chimney sweep logs do not sweep chimneys. They loosen some creosote - which then falls where a brush and vacuum still have to collect it.

Gelco Crown Repair: The Jacksonville Owner’s Guide

A Gelco crown is the concrete or mortar cap that sits on top of your chimney, sealing the gap between the flue and the brick. When it cracks, water gets into the chimney structure itself, and in Jacksonville’s wet season that means spalling brick, rusted dampers, and expensive rebuilds. We stock Gelco crown repair materials on the truck and in our Jacksonville shop, and a typical crown repair or recast in this market runs $350 to $850 installed, depending on crown size and how much of the old material has to come out first.

Most Jacksonville homeowners realize their Gelco crown has failed in one of two ways. Either they spot a visible crack or crumbling edge while looking at the chimney from the yard, or they notice water staining on the ceiling near the fireplace after one of our heavy summer thunderstorms. Both are the same problem: the crown stopped doing its one job, and now water has a path into masonry that was never designed to stay wet. The good news is this is a repair we do often, usually in a single visit.

Which Gelco Models This Applies To

Gelco crowns come in two primary designs that cover the majority of residential chimneys in Jacksonville: the Gelco Pour-A-Cap series for standard masonry flues and the Gelco Multi-Flue Cap for chimneys with two or more flue openings. If you have a single wood-burning fireplace, it’s almost certainly the first one. If you have separate flues for a furnace and a fireplace, or a fireplace and a water heater, you’re dealing with the second.

The quickest way to identify what you have is to look at the underside of the crown overhang, where Gelco stamps a small raised logo and series number. If the crown is too weathered to read, measure the flue opening diameter: the Pour-A-Cap series is designed for flues from 6 to 8 inches, while the Multi-Flue Cap covers configurations up to 32 inches in combined flue width. One thing that bites people: the Gelco crown is not the same as the chimney cap. The crown is the masonry slab. The cap is the metal screen and hood that mounts on top of it. We frequently get calls from homeowners who ordered a replacement cap online, only to discover the crown underneath was the actual failure point.

As an independent Jacksonville service provider, we’re not affiliated with Gelco, but we install and service their products alongside other trade brands like DuraFlex and HeatShield. For most homeowners, a genuine Gelco replacement crown or repair kit is worth the slight premium over generic mortar, because Gelco’s mix is formulated with the same expansion characteristics as the original crown. Generic mortar dries harder and cracks sooner against the chimney’s natural heat cycling. We’ll tell you plainly when an aftermarket equivalent is just as good: for crown repair, it usually isn’t.

Signs Your Gelco Crown Repair Is Failing

  • Hairline cracks along the crown surface. These start as cosmetic but let water in through freeze-thaw cycles, and Jacksonville’s winter warm spells followed by cold snaps make them widen faster than most homeowners expect. A crack today is spalling brick next year.
  • Chunks of mortar or concrete on the roof or ground near the chimney base. If you’re finding pieces of your crown before you find the problem, the structure has already started breaking apart, and water has been getting in for months.
  • White chalky staining on the brick below the crown. That’s efflorescence, which means water has already soaked through the crown, dissolved minerals from the mortar, and carried them to the surface. It’s the physical proof of a leak that’s already active.
  • A damp or musty smell in the firebox after rain. The crown is directly above the flue, so if it’s cracked, water runs down into the firebox instead of off the roof. This is one of the few chimney problems you can smell before you see.
  • Rusted damper hardware or a damper that’s hard to operate. The damper sits right under the flue opening. If the crown above it leaks, the damper gets wet first. Rust on the damper is the earliest reliable sign that water is finding its way past the crown.

Replacement Cost & What’s Included

In Jacksonville, a full Gelco crown recast typically runs $350 to $650 on a single-flue chimney and $500 to $850 on a multi-flue chimney. If the crown only needs a repair rather than a full recast, meaning the concrete base is still solid and only the upper layer has cracked, the range drops to $250 to $450. The spread depends on two things: how much old material we have to remove, and how accessible the crown is from your roof or a ladder setup. Steep pitches and second-story chimneys add time, and time is the labor cost.

Every quote from Alcott Chimney Jacksonville includes the parts, the labor, the removal and disposal of the failed material, and the recast or repair itself. You get a written price before any work begins, and the number we quote is the number you pay. Every crown repair carries our 365-Day Done Right Promise: if the repair fails within a year, we return and fix it at no charge. We don’t offer stripped-down pricing where the guarantee is a separate line item. It’s included, always, and it’s in writing.

DIY or Call Us?

You can safely inspect a Gelco crown from the ground with binoculars or by taking photos from an upstairs window, and that’s worth doing twice a year. What you shouldn’t do is get on a ladder with a bucket of sealant from the home center. The crown sits at the highest point of your roof, usually at a junction where footing is awkward and the surface is steep. A fall from that height is the risk, and it’s not one that a $30 tube of crack filler justifies.

The other problem with DIY crown repair is that a surface patch usually makes the underlying problem worse. If water has already gotten into the crown’s substrate, sealing over the top just traps that moisture inside the masonry. It’ll look fixed for a few months and then fail again, usually with more damage than before. If you’re seeing cracks or efflorescence, call (904) 453-7823 and we’ll tell you whether it’s a repair or a recast before anyone gets on a ladder. Ruben Castellano keeps a running notebook of every unusual thing he’s pulled off a Jacksonville chimney, and crown inspections are one of the few jobs where he’ll tell you the truth even when it’s a cheap fix.
